Sellers Tips

Work smart, not hard! If you want to get ahead of the curve by several days, then retrieving and having the following information available, in advance of us getting started, will help make the process easier and quicker.

The time saved here will be a bonus we can use to offset additional time that may be required for any issues that possibly arise from buyer initiated home inspections that may need to be addressed during the contract period before settlement. As far as documents, check your files for:

1) – Deed or Deed of Trust

2) – Title Insurance from the initial purchase of your home

3) – Mortgage balances and payoff amounts (a phone call to your lender with a simple email response from them as to the payoff amounts for that day)

4) – HOA documents if you live in a community with a homeowners association requiring recurring fees and the frequency they are paid

5) – Floor Plans (Blue prints) if they are available

6) – Property Survey or Property Plat if available

7) – Well and Septic reports if you’re connected to these systems

8) – Construction contracts, building permits if available

9) – Current Tax Bill and/or any new pending tax assessments

If you have replaced your roof, windows or siding, then provide a copy of the contract or cancelled check(s). If there has been any remediation to the house in the areas of radon, termites, lead, mold or asbestos, then provide copies of the contract for these services and/or any recurring maintenance agreements that are enforce to date.

Also, if the property has, or had any above ground or underground storage tanks, then the reports and any required inspections for any that are still in use, or a decommissioning report for any tanks that have been abandoned or removed, need to be provided.

Last for now, if you have any unpaid water bills, liens against the property, IRS judgements or deficiencies, then they need to be disclosed. They will need to be cleared up either before or at settlement so you can provide clear title for the property to the buyer. This is a start, and depending upon your property, other information may be required.

Locate everything you can.

If you can’t locate all of it, no worries. You’re part of a very large club. Most of what’s needed is available from local government agencies and private sector sources.
