Work smart, not hard! Get pre-approved for a home loan to the maximum limit that is still within your comfort zone – this will expand the number of home choices available to you.
Getting pre-approved is NOT applying for, or signing for a loan – it is a letter to let a seller or a real estate agent know that if you find a home to buy within the price range of the amount you have been pre-approved for, the lender will then let you apply for the loan.
First, call your bank and see if they provide mortgage services, as you have a history and relationship with them. If they don’t, call me and I will direct you to some experienced and expedient sources who will work with you at your convenience (some will do evening appointments), but don’t delay.
Be prepared in advance to provide information on all of your debt obligations such as monthly rent amount or mortgage payments, student loans, car loans, revolving credit charges (ie, credit cards, Sears, Macy’s, etc.) as well as your income and documentation for it, such as, pay stubs, W-2’s, or two to three years of tax returns if you are self-employed.
If you are renting now, completing the pre-approval process is all that we need at the moment, so call me and let’s get started.
If you own your existing home now and need to sell it in order to buy a new home, then go to the heading captioned “Sellers Tips” for some preliminary guidance, and then call to make an appointment for me to visit your home so I can view and gather the necessary information on dimensions, layout and amenities.
I will then initiate some market and pricing trend studies so we can arrive at a price point to get your home on the market. Then, based upon paying off your existing mortgage (if one exists) and/or the estimated proceeds you will have after the sale (always estimate conservatively), the question is, will you need to borrow additional money to buy your new house?
If so, get pre-approved for the loan amount you would need to purchase your next home. I am sure this is obvious to you, but if you bought your home before the “Great Crash of 2008”, underwriting is much different now.
It would be nice to assume all of us who have obtained a mortgage in the past would surely qualify again if we needed to do it all over. The extra due diligence will make us all sleep better at night.
Continuing on, the goal is to sell or at least have your house under contract with an established settlement date (if you make an offer on another house to buy, having a contract with a ”contingency upon settlement” of your existing house is the best, and sometimes the only contingency that some sellers will accept, if they are to accept any offer with a contingency – if you don’t need to sell your house or you are paying cash, disregard). This way, the two transactions can be planned so the transition is logistically and seamlessly as possible.
In either case, as a renter or existing homeowner, the pre-approval is an absolute must! The fact of the matter is twofold.
First, most agents will only show homes to potential buyers who have been pre-approved. If you were a real estate agent, here is what’s in your mind…”with my busy schedule, who do I want to show homes to, someone who has been pre-approved by their bank or mortgage lender and knows how much they can spend on a new home, or, someone who pulls you into an all day excursion without knowing if they are even qualified to purchase a home?”
Second, the really sad news is, the house of your dreams that you had your eye on for weeks and that could have been yours, was sold a few days ago to a customer who had a pre-approval letter in hand when they called their agent. So, we don’t want this to be your story.
